INVESTING in memorial lots are now growing in popularity among local investors as they see a high return on their investments, a memorial lot broker said.

Unlike in the past years when people only considered condominiums, houses and land as good types of investment, Legacy Plains Developer Corp. (LPDC) broker coordinator Arlene Espira said locals nowadays now see memorial lots as good investments.
Espira said most of her clients buy memorial lots not just because they want to prepare for their death but as assets they can sell in the future for a higher price.
She said memorial lot investors can expect to earn 10 percent of their investment every two to three years. If they decide to sell it on the fifth year, they can earn twice as much as their investment.
In one of LPDC’s memorial gardens, the Celestial Meadows in Minglanilla town, the price for a lawn lot now ranges from P98,000 to P122,000. In 2004, a lawn lot type in Celestial Meadows was sold for P30,000.
Aside from high resale value, Espira said memorial lots also offer “peace of mind” to the investors since there is no need for constant maintenance.
She said the maintenance is shouldered by the developer, which already includes the cleaning of the area and the regular trimming of the grass.
Espira said one of her clients chose to invest in different memorial gardens here in Cebu but refused to invest in condominiums or houses saying that memorial lots are a “hassle-free” investment.
The security in the area is another good reason why investors or those whose relatives are buried in private memorial gardens can also be assured of, she said.
Espira said she is also expecting developers who are planning to put up vertical projects in Cebu to consider investing in memorial gardens considering its profitability.
The earthquake last month could also be another factor for developers to lessen vertical projects and focus more on other developments like developing memorial gardens.
Despite the increasing price of a privately-run memorial gardens, Espira said everyone can own one because there are different payment options that they can choose from.
She said Celestial Meadows has an installment option that people can pay from one to five years. The down payment for a lawn lot type is pegged at P2,500.
Celestial Meadows Memorial Garden is a 2.2 hectare property in Poblacion, Minglanilla.
Espira said 90 percent of the property has already been purchase, with 70 percent used. It offers different lot types, including lawns, gardens, court estate and family estate.
LPDC also developed memorial gardens in Toledo, Naga and Moalboal.
Espira said the developer is considering northern part of Cebu and its neighboring provinces.

price is much cheaper than pre-need plan but the catch is - the price will surely change upon the
time of need. The example is the current price this 2015, 6 months from now or
years from now, services or price will surely increase. However, if you purchased now
, 10 years from now all the services stipulated on the contract will be given ,
regardless of price increase of the services – that’s why we called it
investment on the first place.

How to Get to Heritage Memorial Park, Taguig, Metro Manila
From MRT Guadalupe Station, board a jeepney to take you there like those jeeps plying the Guadalupe- FTI route.
From Eastwood City on C-5 you can ride the Citiylink bus that will take you there. You can also take this bus from NAIA Terminal 3, Resorts World Manila or at the Sales Flyover (near Villamor Airbase and Fort Bonifacio gate 3)
Driving Directions to Heritage Memorial Park, Taguig, Metro Manila
From Quezon City it's best to just pass through C5 southbound all the way to the entrance gates of Herigate Park which is near Libingan ng mga Bayani and Bayani Road just before you reach SLEX.
There are lots of parking spaces there, no worries about parking fee/rate as it's a private memorial park.

CLEAR blue skies welcomed families who trooped to The Heritage Memorial Park in Taguig City Friday to observe All Saints’ Day.
Traffic situation was light outside the cemetery the whole morning of November 1 and no untoward incidents were reported to the authorities.
Help desks and medical assistance booths, as well as food stalls, were stationed in one area inside the memorial park. Ambulant vendors, on the other hand, were not given access to the cemetery.
Most families camped out and opted to spend the night with their departed loved ones while others came in early Friday.
Among those who were laid to rest at the Heritage Park were former budget secretary Emilia Boncodin, actor Rudy Fernandez and King of Comedy, Dolphy.

Fort Bonifacio War Tunnel eyed for development as "heritage site"

ABS-CBNNews.com reports that the Bases Conversion Development Authority (BCDA) is eyeing the Fort Bonifacio War Tunnel—which is located underneath C-5, on the eastern portion of Bonifacio Global City in Taguig—for development. According to the BCDA, it could become a "heritage site." The report noted that the tunnel is "30 meters deep and 2.24 kilometers" and has "32 built-in chambers and two passable exits, one leading to Barangay Pembo and the other to Barangay East Rembo."
According to the report, the tunnel, which was first dug up in 1936, "was intended to serve as a stockroom during World War II, and was used to transport supplies" and that "most of the workers employed in the digging were Igorots from Baguio."
The report also quoted BCDA president and chief executive officer Arnel Casanova, who said, "We may tap the private sector for the project. There is a need to preserve the heritage and promote the history that once played a vital role in regaining our freedom and democracy."
